A conversion of a former post office and village store back to a family home for a speculative development.
With a limited budget, but big aspirations, our design solution aims to bring open, light and spacious family living into what was a plan of small rooms with no link to the garden, turning a tired building into a fresh faced home.
A simple extension to the rear, with folding/sliding fully glazed doors and removal of internal walls has created a versatile family room, where day to day living can be enjoyed both inside and out. Using a simple pallette of brick and cedar to replace the tired concrete tiles, and we have created a modern looking design for very little cost, whilst the inside/outside spacial quality gives this home a really flexible space for year round living, breathing new life into old.

For clients who either have possession of, or have an interest in purchasing a development plot for the construction of their dream home, we can offer a full design & build solution taylor made to suit budgets, brief, and timescales.
Needing to satisfy a planning requirement for traditional vernacular, and yet meet the desire of modern, contemporary design for the client, we have developed a solution in Springfields that marries both requests into a unified building. Within an elevated site enjoying uninterrupted views across the Yorkshire Wolds, Springfields was born a unique home.
With those wonderful views, we introduced 'upside down' living, with the sitting room at first floor enjoying the Wolds views through an expanse of a double height glazed void flowing down into the ground floor open plan kitchen and day space. Complementing this lifestyle, we designed bespoke fixtures and fittings in light oak, including the purpose made oak and chrome staircase, open riser to create uninterrupted views throughout the open plan spaces.
We pride ourselves on the fact that we remain fully approachable at all times, and in ongoing discussions throughout the project we can deliver a full design package that results in our clients dreams becoming a reality, from the choice of kitchen to the style of towel rail. It's all in the detail.

Barn conversions can be challenging projects, but the outcome can be very rewarding.
Woodhouse Farm is steeped in history, including having an aircraft crash through the roof during the second world war! The remains of the barn at the start of the project had no roof structure, threequarters of the external walls remaining (complete with cracks and bows) and overgrown grounds surrounding the building.
Despite all this, and working closely with the client to realise their dreams, we have positively and carefully crafted a fully integrated design and build barn conversion providing
some 6500 ft2 living space over two floors. Although we were aware that we had to remain true to the external features of the barn insofar as maintaining a rural character, the internal planning tells a very different story. The accommodation comprises six double bedrooms, master bed suite with dressing rooms, fully tanked wet room and sun terrace, four bathrooms, sitting rooms, day rooms, study, gymnasium with shower facilities, home office with integral kitchen, utility room, open plan kitchen / dining / home cinema with double height galleried void and feature laminated timber / stainless steel trusses. There are a further three garages and garden store.
The property has underfloor heating, and bespoke manufactured joinery windows (some remote electronically operated), doors and glass & oak staircase with stainless steel & oak handrails. Details such as utilising the existing vents to create arrow slit glazed openings with splayed reveals and stone internal cills adds character by taking advantage of existing features.
To complement the modern living commensurate for a family home of this stature, a full home cinema & surround house sound system has been designed and installed including high definition plasma screens and plasma screens in the guest bathroom suite.
This family home was completed on time, to budget and has been recognised for its unique design through featured articles in the Yorkshire Life and Pure Interiors magazine publications.

Reflecting the nature of the plot in which a project sits is an important part of what makes a successful development. By responding to the landscape with carefully selected materials and creative design a unique home with a real difference is born.
Ash Tree House is a four bedroom contemporary family home, with open plan living space washed in natural daylight, whether by the large glazed tilt/slide doors to both gables (German manufactured timber from sustainable forestry and superior build quality) or by the banks of Velux sky lights illuminating the kitchen from above.
Careful specification of insulation levels and lighting has delivered a home with a class B energy rating, helping the homeowners to keep their running costs down, whilst use of sustainable materials such as the oak cladding helps with the environment.

Westfield House at Nether Poppleton, York is a redevelopment of a brownfield site to create eight self contained office units with associated parking and full wheelchair accessibility.
Although the completed project has created a modern development of offices of varying floor areas to meet the needs of small and starter businesses, with low energy consumption incorporating intelligent lighting control, it is the re-use of the existing structure which has gained recognition by the judging panel of the York Design Awards 2008.
Sustainable construction methods need not entail purely new materials and structures, but we believe should include the potential for utilising existing materials and structures on site.
Our vision with this project was to ensure that a creative design set within the parameters of the existing structure, but which met the commercial requirement of the developer and local market needs, was met within the financial budget so as to deliver a commercially and architecturally sound solution.
We understand that sound commercial sense, together with high quality design is pivotal in delivering the correct solution for our business clients.
Commercial - Recreation: Poppleton Junior Football Club - New Clubhouse
A commission for the design of a new bespoke clubhouse for the award winning Poppleton Junior Football Club encompassing four changing rooms and associated meeting rooms and ancillary accommodation, together with access and parking.
Working closely with the trustees, the local community, the Football Foundation and Football Association has ensured a comprehensive approach to fulfilling both the needs of the club, together with the national body requirements in a design which reflects the positive forward thinking approach taken by both the club and the national football associations.
This building will embrace modern technology in both harnessing renewables and in management systems for the reduction in usage of energy, giving the club reduced running costs, long term sustainability and green credentials.
Creating both a practical and visually stimulating building will provide an exciting environment for the junior members, and it is hoped will be pivotal in the ongoing success of the club both locally and for the City junior footballing fraternity.
